Originally formed in 1991 with the purchase of Intec House in downtown
Johannesburg’s
financial district, the company has grown steadily and evolved into
property holding investments in excess of R500 million. Orion currently
manages both listed and private property portfolios.
With the acquisition of Alpina Investments Ltd, the company gained a listing on the Johannesburg Security Exchange (JSE) in March 2006.The listed portfolio (Orion Real Estate Ltd) consists of 16 properties with a market value of R196 million and a gross lettable area of 62 400 m2.
The private portfolio currently consists of 29 properties with a gross lettable area of 99 000 m2 with a market value of R364 million. As part of the acquisition agreement with Alpina Investment Ltd, a large portion of this portfolio will be sold to Orion Real Estate Ltd.
The annual compound growth of the total property holdings has
been 38% over a 15 year
period and the gearing (debt) level to market value is 50%. The long
term goal is to own
properties in 50 countries and to have an annual compound growth
rate of not less than 28% at a gearing level of 50%.
In a bold move, Franz Gmeiner empowered every Orion Staff member by giving each person shares in Orion Real Estate Limited. A total of 5 million shares were distributed in this manner.
